Country mansion with own golf course up for sale

If it's good enough for Faldo & Sergio...

Yours for £3.25million: The Roxburghe Hotel and Golf Course in the Scottish Borders.

Set in 300 acres of land and incorporating 22 bedrooms, this is a golfer's dream. Especially if you've got 22 rich pals who can keep taking time out to come and live there and play golf with you.

And it has the tour pro seal of approval, with Nick Faldo, Monty and Sergio Garcia all having trod the fairways here.

The Duke of Roxburghe, who owns the property, turned a listed mansion into an up market hotel in 1982 before later adding the golf course.

Sergio holds the course record at the 7,111-yard Championship course which was designed by Dave Thomas (also designed the Belfry) in 1996. Monty and Faldo officially opened the course in 1997 and then an exhibition match between Paul Lawrie and Sergio Garcia  in 200 saw Sergio shoot his record 66.

The Duke has now decided to sell the resort, which hosted The Scottish Seniors Open from 2001-2005, and has put it on the market with Savills for £3.25million.

He said: 'The business has been a particular interest and focus of mine since it first opened as a country house hotel in 1982, which subsequently expanded with the development of the first Championship golf course in 1995.

'It has given me enormous pride and satisfaction to see it develop successfully over the years, but it became clear that a new investor needed to come aboard for the Roxburghe to move to the next level and become a world-class destination. We look forward to seeing the Roxburghe continue to grow successfully in future in new hands.'

Last year, the hotel had a 60% occupancy rate with revenues of £1.35million. This was split near-on 50/50 between rooms and food and drink with the average room costing £125 per night.

The Roxburghe was crowned best Golf Hotel of the Year 2017 at the Scottish Hotel Awards. It is listed in the Top 10 parkland courses in Scotland and Number One in the Scottish Borders.

A fishing and shooting school is operated within the grounds and plans for 60 self-catering holiday lodges, a new clubhouse and ten bedroom house have been approved.
